Without doubt the most popular way to finance the purchase of a home is with a mortgage. In essence, a mortgage is a financial agreement between a lender and a buyer in which the property is used as security against the monies borrowed. A mortgage gives the lender the right to collect payments on the loan, usually on a monthly basis and to charge interest on the remaining balance. If you do not keep up payments on a mortgage, you may find that the lender will repossess the property and sell it to recover the money owed to them. A variety of methods have been designed to pay off the capital borrowed under a mortgage.  

Mortgages can be obtained from a large number of sources, either from lenders direct or via mortgage brokers.  One of the advantages of using the services of a mortgage broker is that they will have access to a wider range of products and will be able to point out  the merits of one contract over another. Mortgages come in all shapes and sizes and are not only available for residential sales. You  can now quite easily obtain a buy to let mortgage for property purchased to rent out or for a commercial premises. There are are a seemingly infinite number of plans available all with different attractions and different interest rates and sorting one from another can be a minefield. Mortgage brokers usually charge a fee for their services but obtaining an offer from a lender can sometimes be a long drawn out process and sometimes it is just better to pay someone else to sort out the paperwork form you.

Home loans are extended to persons that own property, the difference between this type of borrowing and a normal personal loan is that the debt is secured against the property. If you have sufficient equity within your property, it is usually fairly easy to obtain a loan. Depending on the size and purpose of the loan you require, if may be advantageous to simply extend your mortgage. Borrowing money to finance the purchase of a home or obtaining a home loan should not be entered in to lightly and should only be undertaken after serious financial consideration.
