The United Kingdom has highly developed mechanisms for selling
property and is considered to be a mature, stable market. In recent
years prices have escalated quite dramatically although they have
showed signs of slowing. Various factors have been blamed for this,
increases in interest rates, the introduction of Home information packs,
lack of investor confidence, the credit squeeze, the list is fairly
extensive. However, property continues to be bought and sold and in a
country where there is a shortage of properties, prices are not expected
to fall back too sharply. The traditional method of selling a property
in the United Kingdom, is to employ the services of an estate agent,
Most people agree that having someone acting as a go between buyer and
seller is the preferred option. Some people however, prefer to market
their own property and you can even purchase your own kit, complete
with sale board etc, however, this can present difficulties and for the
fee they charge, on the whole , estate agents earn their money.
One thing that has changed in recent years, is the way that property
is advertised. With the development of the internet, a lot of estate
agents are advertising their property online. Whilst this has had no
real effect on local markets, it has enable investors keen to acquire
property for buy to let purposes, to do research and investigate the
property markets from the comfort of ones home. One of the biggest
changes to effect the Uk property market in recent years , has been the
introduction of Home Information packs.
Since 14 December 2007 every home put on the market, regardless of
its size or value, must have a Home Information Pack. This is the
governments method of bringing transparency in to the housing market.
It brings together valuable information at the start of the sales
process. The pack includes; a sale statement, local searches and
evidence of title these items could save money, time and stress. The
pack also includes an Energy Performance Certificate that contains
advice on how to cut CO2 emissions and fuel bills. Not
particularly well received within the industry, it does look like the
home information pack is here to stay.
